# Critical dates and options

> Understand how options, expiration dates, and rent changes are tracked in Tango.

Tango provides proactive monitoring of critical dates through three dedicated actions on the lease home: Upcoming Options, Upcoming Expirations, and Upcoming Rent Changes.

## Options and Terms

Options capture contractual rights embedded in a lease — renewals, purchases, terminations, expansions, and more. Each option record includes:

| Field | Description |

| Option Type | Renewal, Purchase, Termination, Expansion, etc. |
| Option Status | Available, Exercised, Expired, Lapsed |
| Start / End Date | The option window dates |
| Notice Period / UOM | Days before the option window when notice is required |
| First / Final Notice Date | Auto-calculated from end date minus notice period |
| Include in Accounting Schedule | If checked, this option extends the accounting schedule term |

Options are managed in **Lease Details → Contract Details → Options and Terms**.

## Upcoming Expirations

The **Upcoming Expirations** action shows all active leases with a current term end date within a configurable date range (default: next 90 days).

Key columns in the report:

* **Expiration Date** — the current term end date
* **Remaining Renewals** — how many renewal options are still available
* **Lease Name / Number** — hyperlinks to open the lease

Use this report to decide whether to exercise a renewal option, negotiate a new term, or allow the lease to expire.

## Upcoming Options

The **Upcoming Options** action shows leases with a final notice date within the next 90 days (configurable). This is your early-warning list for options that are about to require a decision.

Key columns:

* **Final Notice Date** — last day to provide notice to exercise the option
* **First Notice Date** — first day notice can be provided
* **Option Type and Status**

Click the lease name hyperlink to open Lease Details and navigate to Options and Terms to take action.

## Upcoming Rent Changes

The **Upcoming Rent Changes** action shows active leases where a recurring cost changes within a configurable date range.

Key columns:

* **Rent Effective Date** — when the new amount takes effect
* **Rent End Date** — when the new schedule ends
* **New payment amount and rate**

Use this report to confirm that upcoming escalations are correctly configured before the change date arrives.

<Tip>All three reports support partial-match searching with the **%** prefix and can be exported to Excel using the Export button.</Tip>
