# Rent structures and obligations

> Understand how different rent types and lease obligations are structured in Tango.

Tango captures both the financial structure of a lease (rent) and the operational responsibilities embedded in the lease language (obligations).

## Rent structures

Rent in Tango is configured through **Recurring Costs**. Common rent types include:

| Payment Type | Description |
| - | - |
| Base Rent | The fixed minimum rent payment |
| CPI - Variable | The indexed variable component of rent (Option 2 setup) |
| CPI - Schedule | Variable rent component included in the accounting straight-line |
| Percentage Rent | Rent calculated as a percentage of gross sales above the breakpoint |
| CAM | Common area maintenance charges |
| RE Taxes | Real estate tax charges |
| Insurance | Insurance cost pass-throughs |
| Operating Expenses | General operating expense pass-throughs |

### Escalation methods

The **Adjustment Method** field on the recurring cost controls how the cost changes over time:

* **Fixed** — no change unless manually updated
* **CPI/Indexed** — adjusted based on a CPI or other index value
* **Percentage** — escalates by a fixed percentage on a set schedule

### Proration

When a payment period starts or ends mid-month, the prorate method controls the calculation. Common options:

* **Days in Month** — divides the period amount by calendar days
* **Days in Year / 12** — uses a standardized day count

See the [Proration Methods reference](/guides/reference/proration-methods) for a full comparison.

## Obligations

Obligations track which party — landlord or tenant — is responsible for maintenance, repair, and replacement of specific components of the leased space.

Each obligation record captures:

| Field | Description |
| - | - |
| Obligation Group | High-level category (for example, Maintenance, HVAC) |
| Obligation Type | Specific component (Ceilings, Roof, Elevators, etc.) |
| Effective From / To | The period this obligation applies |
| Responsible – Maintenance | Landlord or Tenant |
| Responsible – Repair | Landlord or Tenant |
| Responsible – Replacement | Landlord or Tenant |

Obligations are found in **Lease Details → Contract Details → Obligations**.

Documents related to obligations — such as warranty certificates or maintenance contracts — can be uploaded directly to the obligation record and are automatically stored in the Obligations folder in the lease Documents tab.

<Info>Obligations are informational records only. They do not generate payments or trigger workflow actions, but they provide a complete operational record of lease responsibilities.</Info>
