Expense reconciliations (also called CAM reconciliations) compare what a tenant paid in estimates throughout the year against the landlord’s actual expense statement. The result is either an additional payment owed or a credit due to the tenant.

When to reconcile

Reconciliations are typically done annually after the landlord provides the year-end statement. The frequency (annual, semi-annual, etc.) is configured during reconciliation setup.

Entering reconciliation data

1

Navigate to Reconcile Expenses

Go to Lease Financials → Reconcile Expenses. Select the year from the Select Year dropdown.
2

In the Reconciliation Details section, click New. The page has four sections:
  1. Reconciliation Summary — a read-only year-over-year summary
  2. Reconciliation Details — the overall reconciliation for the period
  3. Controllable Line Items — expenses the tenant can partially influence
  4. Non-Controllable Line Items — expenses outside the tenant’s control
