Before you begin
Review the following components on the lease before creating a schedule:- Basic Info → Key Dates — the Possession Date becomes the default schedule begin date.
- Options and Terms — any renewal options with Include in Accounting Schedule checked extend the default schedule end date.
- Recurring Costs — only costs recorded here can be included in the schedule.
Create the schedule
1
Navigate to Lease Accounting
From the lease home, select the lease and click Lease Financials, then click the Lease Accounting tab.
2
Create a new schedule
Click New. The list on the left will show all existing schedules; use the Active Schedules radio to filter if needed.
3
Fill in schedule information
- Accounting Standard — for example, FASB Topic 842
- Effective From / To — defaults from the options and terms; edit if needed
- Lease Treatment — Operating Lease, Finance Lease, or Direct Lessor Financing
- Incremental Borrowing Rate — auto-fills if rates are configured; otherwise enter manually
- Expense Type, Asset Class, and Currency
- Schedule Status — set to Draft initially so the schedule does not appear in reports until reviewed
4
Enter financial information
- Direct Costs / Adjustment and Incentives / Adjustment — enter dollar amounts if applicable
- Included Payment Types — select the recurring cost payment types (for example, Base Rent) to pull dollar amounts into the calculation
If a payment type does not appear in the list, verify that the recurring cost record exists in Lease Details → Recurring Costs.
5
Save before calculating
Click Save. It is important to save all inputs before running the calculation.
6
Calculate the schedule
Click Calculate Schedule. The system generates the amortization schedule.
7
Review the schedule
Click the Schedule subtab to see the straight-lined calculation by period. Use the top row of the table to search for a specific period or year. Use Export to download the schedule to Excel.
8
Activate the schedule
Return to the Basic Info subtab and change the Schedule Status from Draft to Active once you have reviewed and confirmed the schedule.
Multiple schedule versions will accumulate over the life of a lease due to recalculations. Archived versions remain visible in the list for historical reference.
