Use the Extend Month to Month action when a lease has not yet been formally renewed but needs its term extended on a rolling basis.
1

Open the action

From the lease home, click Extend Month to Month. The list defaults to leases with a current term end date within the next 90 days.
2

Filter to month-to-month leases

Use the Term Status dropdown to filter for Month to Month leases, then click Search.
3

Find your lease

If searching for a specific lease, type in the first blank row of the lease name or lease number column and press Enter.
Start your search value with % to pull in partial matches — for example, %Retail matches any lease name containing “Retail”.
4

Select leases to extend

Check the box in the first column next to each lease you want to extend. You can select multiple leases at once.
5

Click Extend Term

Click Extend Term. An extension pop-up appears.
6

Set the new end date

Enter the date the leases will be extended to (for example, the last day of the next month).
7

Choose which dates to extend

Use the checkboxes to indicate which dates on the lease should be pushed out to the new end date — for example, current term end, rent end, recurring cost end dates, or percentage rent breakpoint end dates.
Extending recurring cost end dates continues the existing payment amount through the new end date. If the amount will be different during the extension period, manually update the recurring cost instead of using these checkboxes.
8

Confirm

Click OK. The system updates the selected dates on all checked leases.
9

Verify the changes

Open the lease and check Basic Info → Key Dates to confirm the Current Term End and Rent End dates updated. Review the Recurring Costs tab to confirm the end date on affected records.
